Understand the agreement

What is a solar transfer?

A solar transfer is the process of addressing solar ownership, payment obligations, and service agreements when a home changes hands. The panels usually stay with the home; what happens to the agreement depends on how the system was purchased.

01 · Owned outright

The equipment is paid for.

The system may convey with the home. Gather ownership records and check any warranty or service-account transfer requirements.

02 · Financed

A loan still needs to be addressed.

The lender must confirm whether the loan can be assumed or must be paid off. Selling the home does not automatically move the debt to the buyer.

03 · Leased

A provider owns the system.

The homeowner pays to use the equipment. An incoming buyer may need to qualify and sign the provider’s transfer documents.

04 · Power purchase agreement

The agreement is for solar energy.

With a PPA, the homeowner buys the power the system produces. Transferring that agreement follows the provider’s terms and approval process.

Every agreement is different. Provider rules, financing terms, and the transaction determine the required steps.

When should you start?

Already Under Contract?
Don’t Wait Until Closing.

Start as soon as solar becomes part of the sale—ideally before listing, or as soon as an offer is accepted. Agreement reviews, buyer qualification, signatures, and provider processing can take time.

Starting early gives your team more time to address missing documents and outstanding requirements before the scheduled close.

Common questions

Know what to expect.

Can I sell my home if I still owe money on my solar panels?

It may be possible. The loan or agreement must be addressed as part of the transaction. Depending on the lender’s terms, that may mean an approved assumption or a payoff. SCP helps coordinate confirmation of the requirements with your provider and escrow team.

What happens if my buyer doesn’t want to assume the solar agreement?

Available alternatives depend on your contract. Ask the provider about any permitted payoff, purchase, or prepayment options, and discuss them with your Realtor and escrow team. SCP can help obtain that information; we cannot promise that an alternative will be available or acceptable to the buyer.

How long does a solar transfer take?

There is no single timeline. It depends on the agreement, the provider’s processing, any buyer qualification, and how quickly documents and signatures are completed. We review the outstanding steps with you and track progress. Start early and share your expected closing date.

Does a solar transfer require lender approval?

An assumption of a financed system’s loan generally requires the lender’s approval. A lease or PPA transfer may require provider approval and buyer qualification. A system owned outright has a different process. Your specific agreement determines what applies; SCP cannot guarantee approval.

What documents will I need?

Begin with the solar agreement and available loan or account information, the property address, the expected close date, and contact details for the parties. The provider may request transfer forms, authorization, signatures, or additional documents. Our team will confirm the list for your transaction. Do not submit passwords, Social Security numbers, or payment-card details through this form.

Can SCP work directly with my Realtor or escrow officer?

Yes. Include their contact details in the form so we can coordinate the solar requirements with them, subject to any authorization the provider requires. SCP supports the solar transfer process while your Realtor and escrow officer manage their respective transaction responsibilities.

What does the transfer service cost?

Our transaction team will confirm the service scope, current SCP pricing, and payment arrangements during follow-up. Any lender or provider fees are separate and depend on your agreement. The request form below uses our existing intake process; our team contacts you about next steps and payment.
